The scope lines

Ask every bidder to say, for each line, whether it is priced, included, or excluded. A line a bid never mentions is the one that turns into a change order.

Where roofing bids differ

  • Sheet metal flashing and coping excluded from membrane bids and carried as a separate trade.
  • Curbs and penetrations flashed only for the units on the drawings, not those added by MEP.
  • Warranty length and type differing between bids that otherwise look identical.
  • Hoisting and temporary roofing assumed to be by the GC.
