The scope lines

Ask every bidder to say, for each line, whether it is priced, included, or excluded. A line a bid never mentions is the one that turns into a change order.

Where drywall and framing bids differ

The gaps worth a written answer from every bidder before award.

  • Batt insulation in walls excluded from drywall bids and missing from the insulation package.
  • Backing and blocking assumed to be by rough carpentry or by the trade that needs it.
  • Patching after MEP rough-in excluded, which becomes a change order on every job.
  • Level 5 finish priced as Level 4 where the finish schedule calls for it.
