The scope lines

Ask every bidder to say, for each line, whether it is priced, included, or excluded. A line a bid never mentions is the one that turns into a change order.

Where waterproofing and sealants bids differ

The gaps worth a written answer from every bidder before award.

  • Joint sealants split between waterproofing, glazing and painting, with interior joints carried by nobody.
  • Firestopping excluded and assumed to be by each MEP trade for its own penetrations.
  • Protection board and mock-ups left out of below-grade and air barrier bids.
  • Testing, such as flood tests and air barrier testing, assumed to be the owner's.
